Refund Policy

At Athens Student Residences, we aim to provide clear, fair, and transparent policies regarding deposits, payments, and refunds. By booking or residing with us, you agree to the terms outlined below.

1. Reservation Fee / Deposit

A reservation fee or security deposit may be required to secure accommodation.

Reservation fees are non-refundable unless otherwise specified in the housing agreement. Security deposits may be refundable at the end of the tenancy, subject to room inspection and compliance with residence rules.

2. Prepayment of Rent

All rent must be prepaid in full prior to the start of the tenancy. Payments are binding, and refunds are only available under the cancellation conditions outlined in Section 3.

3. Cancellation Before Move-In

Cancellations made before May 1st – eligible for a refund of 90% of prepaid rent (excluding the reservation fee).

Cancellations made before June 1st – eligible for a refund of 75% of prepaid rent (excluding the reservation fee).

Cancellations made before July 1st – eligible for a refund of 40% of prepaid rent (excluding the reservation fee).

Cancellations made after July 1st – prepaid rent is non-refundable, except in exceptional circumstances (see Section 5).

4. Early Termination of Stay

Residents who terminate their contract early remain responsible for the full rent amount.

5. Exceptional Circumstances

Refund requests due to exceptional circumstances (e.g., visa refusal, academic withdrawal, medical reasons) will be considered on a case-by-case basis. Valid supporting documentation is required.

6. Refund Processing

Approved refunds will be processed within 30 business days to the original payment method. Bank transfer fees or transaction charges, if applicable, may be deducted from the refund amount.
